Arrival and Departure

• Weekend: from Friday 4:30 PM until Monday 10:00 AM
• Midweek: from Monday 4:30 PM until Friday 10:00 AM
• Week: from Friday 4:30 PM until Friday 10:00 AM

Maximum Number of People

The maximum number of people is clearly stated in the house presentation. It is not permitted to stay with more people in the house, nor to lodge in tents or caravans on the property.
In case of violation, this leads to immediate and unilateral termination of the rental contract, with loss of any right to compensation.

Reservation

You should confirm your reservation preferably by email, telephone.
After reservation, you will receive a rental contract with the agreements made.
This confirmation is binding for the tenant. In case of cancellation after reservation, you must pay cancellation costs (see article cancellations).

Payment

The deposit is 500 €. The rent, plus the sum of cleaning, energy and tourist tax. This deposit of 500 € is paid when setting your holiday period in the booking calendar.
The remaining rent must be in our account no later than 6 weeks before occupying the holiday home.
After payment of the total rent, you will receive the complete holiday address and directions to the holiday home.

Security Deposit

The security deposit is 300 € and must be paid before arrival. This will be refunded 10 days after departure. After departure, the owners check the house for any damage. If you cause damage, this must be reported immediately to the owners. The costs of the damage suffered are demanded by the owner and are deducted from the security deposit.

Cancellation

By the Tenants

All cancellations are communicated by telephone and then confirmed in writing. The following percentage is charged for cancellation:

• up to 8 weeks before arrival: 30% of the rent
• from 1 week before arrival: 100% of the rent

By the Owner

If we are forced by circumstances beyond our control to cancel a holiday rental, we will refund the already paid rent and booking costs. However without compensation for any damage whatsoever.

House Rules

• Bachelor/bachelorette parties, student parties, drinking parties, noisy parties... are not allowed.
• Bookings by/for persons under 25 years are not allowed.
• We ask for respect for neighbors and environment: noise nuisance and other forms of nuisance can be deducted from the security deposit.
• Household waste must be carefully sorted and is only accepted in the specific garbage bags of the municipality (inscription Vielsalm).
• Garbage bags or waste bags of any other kind are not accepted and therefore not collected.
• The group house is a non-smoking house.

Pets

1 dog is allowed, to be arranged with the owners and determined at reservation.

Final Cleaning

You leave your holiday home in the state as it was upon arrival, in any case tidy and swept clean. You empty the garbage bins, refrigerators and dishwasher.

Use of Finnish Sauna

The use of the sauna with respect for hygiene for all users.

Liability

For the Tenants

During the stay, the tenant is responsible for all damage, of whatever nature, that is caused by them to the holiday home.

For the Owners

We cannot in any case be held liable for damage caused by the tenants.

Complaints

In case of any complaints or problems, damage noticed upon arrival, you must immediately contact the owners. Complaints during and after your stay are not handled.
Early departure from the holiday home, without prior consultation and mutual agreement, releases us from any obligation to compensation.
The owner is liable for a maximum of the total rent of the stay.
Subjective criteria such as weather, environment, peace and nice view cannot be guaranteed by us.
